At ground level the Ringley features approximately 5,000 SF of retail space as well as various amenities to be used by the building’s occupants (fitness center, yoga room, men’s and women’s sauna/steam room/locker rooms, massage room, pet spa). The U-shape of the building encloses a courtyard accessible to the residents featuring a fountain, shade structures, outdoor kitchens/firepits, and landscaping. There’s also extensive landscaping surrounding the Ringley and hardscaping that includes a public park and trail, outdoor exercise equipment, benches, and fountains. One-hundred and twenty three condominium units make up the seven above-grade levels. The condominium units themselves create a luxurious feel through the selection of materials and finishes.

Building Enclosure: 

Building Facade: 

The exterior facade materials consist of brick, ornate precast pieces, cast stone, and balconies with ornamental railings. The precast pieces include cornices, capitals, decorative panels, bases, and decorative columns. There are cast stone door trims, window heads, medallions and other facade details. The railings consist of laminated glass framed by powder coated aluminum rails. These aluminum rails are also used for detailing on other areas of the facade. Floor-to-ceiling windows line the upper levels where the condominium units are located along with glazing on the ground level where there is retail. A rendering of the facade can be found below:

Roofing System: 

The mansard roof features copper standing seam dormers lining the perimeter with snow guards and drip edges. While asphalt shingles with an ice/water shield underlayment make up the majority of the roofing material, there are also pre-finished aluminum panels with standing seams. A major feature of the roof is the copper dome topping the rotunda in the southwest corner of the Ringley. The dome has copper step flashing, copper standing seam roof, copper flange, and prefabricated copper dormers. A fluid-applied protected membrane roofing system is utilized at most locations.

Sustainability: 

The Ringley features a number of sustainable features and practices that assist in its pursuit of LEED Silver certification. Some of these design features include machine-roomless (MRL) elevators with regenerative drives, parking for low-emission vehicles with electric car charging stations, underground parking to minimize heat island effect, and utilization of regional, recycled materials. Smoking is prohibited everywhere in this condominium building and 100% low-emitting paints, adhesives, and sealants are used as sustainable practices.
